1.  Rates given are per night and do not include 7% county and state room tax.

2.  When paying via check the first night of rental fee is required to reserve cabin(s) with the full amount due 30 days in advance of arrival date  (October 1st for holiday stays).

3.  When paying via credit card full amount is due at the time of making reservation.

4.  Upon receipt of the initial payment, you will be sent a registration/confirmation form, receipt of your initial payment and a map.  Instructions for check-in and key acquisition will be given 1-2 days prior to your stay.

5.  Cancellations made more than 21 days in advance will not be charged a cancellation fee.  Cancellations made between 21-14 days in advance forfeit an amount equal to one night’s stay.  Cancellations made less than 14 days in advance forfeit the full amount paid.

6.  When paying via check a security deposit ($250.00) will be retained until after departure and may be used to cover the costs of damages, replacement of missing items, not adhering to check out/cleaning policy, any evidence or smoking or pets inside the cabins or any other expenses caused by the renter.  When paying via credit card, deposit is not required but card will be charged for items stated above.

7.  Check-in is 4 PM. Checkout is 11 AM. Late checkouts will be charged for an additional night without the benefit of the stay.

8.  We are not responsible for lost or stolen items. You will be charged for shipping plus a minimum $15 handling fee for any items left behind that you request us to return.

9.  Please return keys to the key lock box at checkout. You will be charged a minimum of $25 for any keys not returned upon departure.

10.  Rates and policies may vary for reservations of 3 or more nights depending on season.

11.  Please no pets and no smoking in the cabins.  Doing so will automatically cause forfeiture of your security deposit.

12.  Requests for cancellation due to bad weather and road conditions in the mountains or in the valleys will not be considered.  Travel insurance is available via third parties.  We recomend purchasing a policy to protect your investment.
